An Average Rent Cost of 1 m² of Housing in Ljubljana Is About 9 EUR

After reaching the “bottom” in 2014–2015, prices for renting an apartment have been growing for the third year in a row. The average cost for renting 1 m² is from 8 to 14 euros, depending on the quality and location of the housing. The most prestigious districts of Ljubljana are the Downtown, Viču (Trnovo, Murgle, Grbina, Rožna dolina) and Šiški (Koseze, Podutik, Mostec)

According to local realtors, an average rent price for a 2-room apartment of 50–60 m² will be 8–10 euros per m². According to the Metropola IN Agency, in 2017, the cost of renting a 2-room apartment (40–60 m²) in Ljubljana was 550–750 euros per month, renting a 3-room apartment (60–100 m²) cost 650–1,100 euros per month, a 4-room apartment (80–130 m²)—from 750 to 1,400 euros per month.

For comparison, a rent of a 2-room apartment in the Situla district will cost 700 euros (14 euros per 1 m²), and rent of a similar apartment in remote districts (Črnuče, Polje, Šentvid) will cost 450–500 euros (about 8 euros per 1 m²).

According to realtors, the largest demand is for apartments of hotel type, 1- and 2-room apartments. The cost of renting a 1-room apartment, depending on the district, amenities, location and season, ranges from 300 to 400 euros per month. The peak of popularity among the apartments of these categories falls at the beginning of academic year (September–November). At this time, the period of their exposure does not exceed two days.

According to the largest real estate website, in February 2018, the average cost of renting 1 m² of housing in Ljubljana was 9 euros, which is almost 10% more expensive than in February 2017.

Comfort-class apartments in Ljubljana are rented at a price of several thousand euros per month. The demand for such housing is relatively small. “Its main tenants are foreign companies, businessmen and embassy staff,” says Roman Prskalo, an expert of the Metropola IN real estate agency.
