Situation in the Secondary Real Estate Market of Piran: Wide range of Supply with Prices as in Ljubljana

The current offer of apartments in Piran (Obalno Kraška region) is more than broad. Given the seasonality factor and proximity to the sea, the prices are comparable with the cost of housing in Ljubljana and even exceed it. Apartments in Piran and other cities of the region are often purchased for subsequent rental.

An average cost of 1 m² of a business class apartment is 4,000 euros, whereas the prices for economy-class apartments range from 2,500 to 3,000 euros.

A newly-furnished 2-room apartment with furniture and simple renovation on the 1st floor of a 3-storey building in the area of Tartinijev trg (historic centre), within a 5-minute walk from the city beach, has been recently put for sale for 88,500 euros.

For comparison, a spacious 2-storey 1-room apartment with furniture and repairs with an area of 64.4 m² on the 3rd floor of a 4-storey renovated house built in 1900, located within 30 metres from the sea, will cost 169,000 euros.
